In addition to Lumpini Park and The Royal Bangkok Sports Club which take up huge land plots, there are government buildings, office buildings and a large hospital.

If you are lucky enough to find a condo or apartment rental on Ratchadamri Road there is a high likelihood it will be on sois Mahatlek Luang 1 or 2 which are at the Ratchadamri BTS station. In addition to the ultra-exclusive St. Regis, there are several condos/apartments which have options for most budgets. The most prestigious and sought-after view in Bangkok is the view overlooking the green landscape of the sports club and this view is only available on Ratchadamri Road.

People tend to like the Ratchadamri area because of the close proximity and easy access to either Lumpini Park for recreation, Sathorn for work, or Chidlom/Siam for shopping. Like any road or soi in Bangkok, parts of Ratchadamri Road (especially the Rajprasong area) can have bad traffic at times but Ratchadamri Road is not usually considered one of worst in Bangkok..

Buying a condominium in Thailand as a foreigner is a relatively simple process as it not subject to the many rules and regulations of land ownership. Most condominiums in Bangkok have foreign quota available. Foreign quota means the title deed (chanote) can be in a foreigners name. If a condominium building’s Thai ownership is less than 51%, the remaining units will be Thai quota. Thai quota means they can only be purchased by a Thai national. If you are a foreign national married to a Thai, you can purchase a Thai quota property but it must be in the Thai name.

There are fees associated with condo purchase that vary slightly but are pretty straight forward. In addition to the sale price which in this case is ฿41,340,000 the buyer is responsible for part (usually 50%) of the 2% transfer fee. The transfer fee is not based on the actual sale price, but the appraisal price from the land department. The seller is responsible for business tax, stamp duty and withholding tax. Along with the sale price, taxes and fees are somewhat negotiable.
