Ekkamai is a largely residential area with the exception of the space around Sukhumvit Road next to the Ekkamai BTS station and Ekkamai Road (Sukhumvit soi 63) which has many shops, stores and other venues. The majority of Ekkamai real estate features many older highrise condominiums which were built before the emergence of the BTS skytrain. Most of the newer buildings are lowrise apartments and boutique condos with the exception of the areas close to Sukhumvit Road and the BTS station which are seeing rapid development with new luxury condominiums.
Since Ekkamai is devoid of tourist destinations, full of schools and quiet it is a great place for families to live in central Bangkok. Ekkamai while largely considered an upscale area has the reputation of being lower class and less appealing than its neighbor Thonglor by some although they share much of 3 sois.

Most foreigners use property agents when renting a Townhouse in Bangkok. Using a real estate agency is of no cost to you and you can use the agent’s expertise in Bangkok real estate to find a perfect place and location. Unlike condos and apartments, there is an under-supply of houses and townhouses in Bangkok. It is a good idea to begin looking for a house/townhouse well before you intend to move in. This gives you plenty of time to see properties and allows you the chance to pay a booking fee (10-25% of the rental) if you see something which is presently occupied or something you like a lot. The booking fee will hold the house/townhouse until your move-in date and go towards your deposit and first month’s rent. Most houses/townhouses are rented out for 2-3+ years at a time so it is often difficult to find a suitable one.
Moving into an rental house or townhouse requires a refundable security deposit equal to 2x your agreed monthly rent or in this case ฿200,000 THB (Thailand Baht) in addition to your 1st month’s rent of ฿100,000 which is due on the day you move in. Your real estate agent will help you negotiate anything from rental price, included utilities, lease terms, special requirements etc. with the landlord and prepare your lease agreement which are usually in Thai and English languages.
Living Expenses & Paying Rent
You will be responsible for paying your monthly utilities which will always include electricity and water. Most Bangkok renters also have internet and cable television. For most houses and townhouses you will have to setup the services under your name and pay directly to the service providers. In the case of some compounds, you may have to make payment to the office. Your real estate agent can help you set up your utilities. You can pay all utility bills at the cashier of any convenient store in Bangkok. Rent payment is usually made via cash deposit or bank transfer directly into the landlord’s account.
In order to get your ฿200,000 security deposit back you must not break any terms of your signed lease agreement. This includes giving the proper move-out notice if applicable, moving out of the property by the correct date and returning the property as you rented it, with no damage to the Townhouse itself as well as the furniture (if rented fully furnished). If you break any terms of your lease the landlord will not refund your security deposit. If you rented a house from an individual you will likely get your security deposit back in cash from the landlord during the week you move out. If the house/townhouse was owned by a corporation it may take at least 30 days to refund your security deposit via corporate check.
